The Town of Middlesex has begun a town-wide reappraisal of all real property.
Gathering accurate property information is a key part of that work.
To carry out the reappraisal, the Town has contracted with the New England Municipal Resource Center (NEMRC). NEMRC is an established Vermont firm that provides assessing software and appraisal services to municipalities across the state. Its property assessment software is used by most Vermont towns, and its work is performed by experienced, state-certified appraisers.
As part of the data collection phase, a NEMRC representative will visit every property in town to verify and update information. All data collectors carry official identification. If someone visits your property and you would like to confirm they are working on behalf of the Town, you are always welcome to call the Town Office.
This process is expected to be completed for the 2027 Grand List. NEMRC appraiser(s) will begin inspections the week of June 29, 2026. You will receive a postcard in the mail notifying you when they will be in your area. A sample postcard is attached so you know what to expect.
If you are not home when the NEMRC appraiser(s) visits, they will leave a door hanger with a unique code number and instructions for scheduling an appointment or completing your online data verification. We encourage you to schedule an appointment for an interior inspection. This can be done by emailing the Listers office. Please check all the listing information we have on your home to be sure everything is correct. You can do that by selecting this link: nemrc.info/middlesex but only after you receive the above code listed on the door hanger.
Property owners who rent their property are asked to notify tenants about the inspection process. Appraisers will inspect, measure, and take photos of the exterior building(s). If you would like interior data verified, please authorize your tenant to allow the appraiser inside. If you prefer to schedule an appointment yourself or complete a phone interview to verify interior information, please contact the Listers’ Office once you receive your postcard.
After field listing is complete, NEMRC will begin an analysis of properties sold in the Town of Middlesex to determine the fair market value of your property. Fair market value is best described as the value you might reasonably expect to receive if you were to sell your property. For the purposes of this reappraisal, the value set will be the fair market value as of April 1, 2027.
When valuations are finished, NEMRC will submit preliminary assessments to the Listers. After review, NEMRC will mail each property owner a booklet containing their preliminary value and instructions for scheduling an informal hearing with NEMRC. This step is in addition to the standard grievance process.
